ACCESS STATEMENT INTRODUCTION:

The hotel is in a beautiful position situated on the cliff top at the north end of Swanage Bay. It has stunning views across Swanage Bay towards Peveril Point to the south and towards Ballard Down and the Isle of Wight to the north. The hotel has it's own private beach and beach café. It is situated on the magnificent South West Coast Path, which is part of the famous Jurassic Coast, England's first natural World Heritage site.

ARRIVAL & CAR PARKING

The entrance to the hotel is in Burlington Road. There is a concrete slope to the main entrance door.

There is off-street car parking for 13 cars located directly outside the Hotel entrance and there is free on street parking in Burlington Road adjacent to the hotel.

Disabled drivers can pre-book a car parking space in the Hotel car park.

If you need assistance with luggage or guidance our team of receptionists and porters are there to help. The reception desk is staffed from 8AM to 11PM and there is a porter on duty 24 hours.

MAIN ENTRANCE AND RECEPTION

There is a carpeted slope with a handrail through the Entrance Porch to the Reception area. The rest of the Ground Floor is on one level with no steps.

The Reception desk is immediately to the left as you enter the main entrance. There is a seating area with a settee in the Reception area and chairs where the Reception are leads into the Main Lounge.

From Reception, a wide double doorway leads directly into the Main Lounge. To the left is the lift, which serves all floors of the Hotel, and to the right is the Grand Staircase, which serves the three floors of bedrooms. Next to the Grand Staircase is a smaller set of stairs leading down into the Leisure Centre.

The Main Bar is situated at the north end of the Main Lounge (left as you enter from Reception). This leads into the Cocktail Lounge and to the Restaurant. The Conservatory entrance is directly opposite the entrance from Reception.

PUBLIC AREAS – GENERAL (INTERNAL)

The lift has a maximum door opening of 0.67m and a floor area of 1.0m by 1.0m. The lift serves the Leisure Centre in the basement, the Ground Floor Public Rooms and the Bedrooms on the three upper floors. The lift also gives access to the Garden via the Leisure Club.

There are seating areas on each floor close to the stairwell. Public Areas – WC. There are two sets of Public Toilets, one close to the Main Bar and one in the Restaurant area. The set of toilets near to the Main Bar have a unisex accessible toilet. This toilet provides emergency alarm pull, minimum 1.45m by 0.9m space free of obstacles and doors, vertical rails either side of basin and toilet and lever taps on the sink.

RESTAURANT/DINING ROOM, BARS & LOUNGES

From Reception, a wide double doorway leads directly into the Main Lounge. The Main Bar is situated at the north end of the Main Lounge (left as you enter from Reception). The Bar has tall chairs around it and the Main Lounge has mixed seating and a number of low tables. The Main Lounge opens up into the Conservatory, which has some low seating and a number of tables and upright chairs along the seaward side. There are metal stairs leading down to the Garden. Table service is offered both in the Lounge and Conservatory.

There is a Cocktail Lounge the other side of the Bar, which has low seating and tables. The Restaurant is reached through the Cocktail Lounge..

There is a host desk on entry to the Restaurant where staff will seat you at a table. The Restaurant is table service only.

We are able to cater for varying dietary needs, please advise staff on booking.

LEISURE FACILITIES

Guests are free to use the Burlington Club, which provides full leisure facilities including massage and beauty treatments. The Burlington Club is open from 10.30AM to 9.30PM when there is a qualified instructor present. Guests can use the Plunge Poole at other times when the Club is closed.

The Burlington Club is in the basement of the Hotel and can be reached by the lift or the stairs from the Lounge. There is one step down from the lift to the main floor of the leisure facilities, four steps up to the Plunge Pool and Jacuzzi, three steps up to the Changing Rooms and four steps with handrail up the corridor leading to the Sauna and Steam Room. The Plunge Pool and Jacuzzi have shallow steps with hand rails leading down to the water. There is a full range of exercise equipment, a Weights Room (up one step) and a Table Tennis Room. The Table Tennis room leads directly into the Garden via Patio Doors (one small step)

CONFERENCE & MEETING ROOMS,
BANQUETING, CLUBS, ENTERTAINMENT

There are no independent Meeting Rooms but the Restaurant and the Conservatory are u8sed for meetings. The Hotel has a Civil Wedding License with weddi9ngs being held in the hotel and/or in a marquee on the lawn. Please contact the front of house manager for details.

There is a Grand Piano in the Lounge. The hotel often hosts performances during the Swanage Jazz Festival and Blues Festival and other occasions.

BEDROOMS

There are 30 bedrooms on three floors. None of the bedrooms are designed as accessible bedrooms but some have more bedroom space and larger bathrooms with grab rails. Please ask reservations staff about suitable bedrooms when booking.

There are 25 double/twin bedrooms, 2 family bedrooms with bunk beds and 3 single bedrooms. Additional beds or cots can be put in some of the bedrooms.
